The floor plans are big but the spatial thinking is off: kitchens facing garage walls, living rooms that feel like dead ends, primary suites that are just bedrooms with a soaking tub shoved in the corner. The square footage is there. The design isn’t.

We’ve worked in these neighborhoods enough to know where the load-bearing walls are, where you can open a kitchen to a backyard view, and where it actually makes sense to add a room versus reconfiguring what’s already there. Permit work goes through the City of Folsom Building Department. For design-build projects with structural changes, budget 8–12 weeks for plan check. We submit complete drawing packages the first time, which keeps review cycles short.
